Composite asphalt shingles are rated in years of guarantee, these 15 year shingles have long past their serviceable life, they need to be replaced. The cost of reroofing will have to include stripping of existing asphalt shingles and replacement of some rotted roof shething.

Evidence of hail damage to the shingles is noted on the roof of garage. When hail hits a shingle a "bruise" appears that looks like a dark area where the grains or granules of the shingle have been knocked off and the base of the shingle is exposed. Recent hail impacts have a shiny look because the base material has been freshly exposed, eventually the "bruised" area will become weathered. When damage occurs the asphalt underneath the gravel coating on the shingle is exposed. Over time and with exposure to the sun the asphalt "bakes" and becomes cracked which allows water to penetrate under the shingles allowing leaks to begin. Recommend licensed roofer be contacted to verify full extent of damage and necessity of repairs or replacement.

Open waste line noted at front of yard. Recommend this be capped off to prevent child or debris from falling in to open waste line.
